Landlord Representation

Every property has a story. Lining the walls of our office are original pencil drawings of homes our predecessors built along what is now the 405 Freeway in the San Fernando Valley, followed by plans for commercial developments throughout the 1970’s and early 1980’s stretching from Ventura County to San Diego County, and later single-family projects and remodels well into the 2000’s.

From build-to-suit projects to long-term hold investments, this history gives us a firsthand understanding of what it truly means to be a landlord — and what it means to represent one well. That perspective informs us how we evaluate assets, manage risk, serve tenants, and protect long-term value for our clients.

What Are Landlord Representatives?

Landlord representatives serve as leasing professionals and strategic advisors responsible for protecting the owner’s interests — minimizing risk and operating expense while maximizing rental income and long-term asset value.

Acting on behalf of the landlord, a landlord representative negotiates tenant improvement allowances, lease terms, security deposits, and other financial and operational concessions. Leveraging deep market knowledge and transaction experience, we structure agreements that are commercially viable for both parties while remaining strategically favorable to the property owner.

What We Do

As the saying goes, knowledge is power. A thorough understanding of your property — and the comparable assets within its competitive market — is essential to positioning and marketing your space effectively to attract the right tenants.

Tenant Attraction

Armed with comprehensive market analysis, we develop targeted leasing strategies designed to appeal to your ideal tenant profile. Industrial facilities, office buildings, and retail properties each present unique operational, regulatory, and market considerations — from use restrictions and non-compete clauses to CAM structures and neighborhood dynamics.

Identifying the right tenant and securing lease terms that align with ownership objectives requires experience, diligence, and strategic execution. Our process is designed to maximize tenant quality, lease stability, and long-term asset performance while protecting the owner’s financial interests.

Ongoing Retention

At its core, ongoing retention is simply customer service — delivered consistently, thoughtfully, and proactively. Owners may prefer a fully hands-off approach through comprehensive property management, or a more direct relationship with tenants supported by structured lease management.

Either approach is respected, and we tailor our services to align with your ownership style and objectives.

We remain available for ongoing guidance, strategic discussions, 1031 exchange considerations, and the occasional assistance that comes with long-term ownership.

Whatever you need, we're here to help.
